An SEO agency is a team you pay to make your website easier to find in Google, Bing and AI answers: it audits the site, fixes technical problems, plans and improves content, earns links and reports on organic traffic and leads. A good one shows dated proof, explains every change, keeps your accounts in your name and never guarantees first place, because Google says no one can.
01What does an SEO agency actually do?
An SEO agency does four kinds of work: technical fixes, content, links and measurement. Google's own list of what SEOs offer includes reviewing site content and structure, technical advice on hosting, redirects, error pages and JavaScript, content development, keyword research, SEO training, expertise in specific markets, and optimising for generative AI.
In practice that means:
- Technical SEO: making sure Google can crawl and index the right pages, fixing broken redirects, duplicate pages, slow templates and mobile problems.
- Content: finding what your buyers search for, mapping one page to each topic, and rewriting or creating pages that answer those searches better than the pages ranking now.
- Links and mentions: earning references from real, relevant websites. Not buying them.
- Measurement: reporting from Google Search Console and your analytics, in clicks, leads and sales, not just "rankings".
AI search is part of the same job, not a separate product. Google states there are no additional requirements or special optimisations needed to appear in AI Overviews or AI Mode, and that normal SEO best practices still apply. If someone sells you "GEO" as a secret extra, ask them what they would do differently from good SEO.
02What professional SEO services look like month by month
Professional SEO services follow a predictable rhythm: diagnose first, fix the foundations, then build content and authority, and report on the same numbers every month. Timelines vary with site size and competition, but the order should not.
| Period | What the agency should do | What you should receive |
|---|---|---|
| Weeks 1–2 | Get access, record a baseline, run a full audit | Audit report with every issue ranked by impact |
| Month 1 | Keyword and topic map; fix critical technical issues | Keyword map, list of changes made, baseline report |
| Month 2 | On-page work: titles, headings, internal links, thin pages | Change log with URLs and reasons |
| Month 3 | New and rewritten content for the highest-value topics | Published pages, first month-on-month comparison |
| Months 4–6 | More content, link earning, fixes from new data | Monthly report: clicks, leads, top pages, next steps |
| Every month | Check Search Console for errors, drops and new opportunities | A short written review, not only a dashboard |
How long until results? Google's SEO Starter Guide says some changes take effect in a few hours and others can take several months. Plan for months, and expect early signs (more pages indexed, more impressions) before more clicks and leads.
A change log matters more than it sounds. Google advises you to ask whether an SEO will share every change it makes and explain why. If an agency cannot show you what it changed last month, you cannot judge what you paid for.
03SEO agency vs SEO company vs freelancer vs in-house
"SEO agency" and "SEO company" mean the same thing in practice: a business that sells SEO as a service with a team behind it. The real choice is between an agency or company, a freelancer, and hiring your own staff.
| Option | Best for | Strengths | Watch out for |
|---|---|---|---|
| SEO agency / SEO company | Ongoing growth across technical, content and links | Several specialists, tools included, cover when someone is away | Your account handled by juniors; long lock-in contracts |
| Freelancer | One defined task, such as a migration check or a content batch | Lower cost, direct contact with the person doing the work | No cover; one person rarely covers technical, content and links equally well |
| In-house SEO hire | Large sites where SEO touches every release | Deep product knowledge, works inside your team | Salary plus tools, hiring time, and one person's skill ceiling |
| Hybrid (in-house lead + agency) | Companies that already have a marketing team | Internal ownership with outside capacity | Needs clear split of who does what |
Ask one question whatever you choose: who exactly will do the work each week? Get names and roles in writing.
04How to vet an SEO agency: six proof checks
You can vet an SEO agency in an afternoon by checking its proof yourself instead of trusting its slides. Google's guidance suggests asking for examples of past work, whether the agency follows Google Search Essentials, what results it expects and in what timeframe, and how it measures success. These checks turn those questions into evidence.
- Ask for Search Console screenshots with the date range visible. Clicks and impressions over 12 months, before and after the agency started. Traffic charts with no dates or no source prove nothing.
- Check the shape of their link building, not the count. A huge number of backlinks from very few domains is a manufactured pattern. In one of our cases the site had 841,000 backlinks from only 36 domains, built by the previous provider; the full story is in this case study.
- Ask how they handled a drop. Any agency that has worked long enough has seen a client lose traffic. Ask what they found and what they did. A clear diagnosis is a better sign than a perfect record.
- Read a sample report. It should show clicks, leads or sales, the pages that moved, what was changed and what is next. A report that only lists keyword positions hides more than it shows.
- Test their own site. Run it through Google PageSpeed Insights on mobile and read a few of their articles. An agency that neglects its own site will not treat yours better.
- Confirm who owns what. Content, Search Console, analytics and the domain should stay yours. The agency gets user access that you can remove.
On access, Google is specific: during an audit, give an SEO only read access to Search Console, not write access. Search Console has owner, full user and restricted user levels. An auditor needs restricted; an agency doing the work may need full; it should almost never need to be an owner. Owners can remove any user from Settings, then Users and permissions.
If you want to see what a proper diagnosis looks like before signing anything, our guide to an SEO audit walks through one.
05SEO company red flags, including Google's own warnings
The clearest red flags come straight from Google. It says no one can guarantee a number one ranking, warns against SEOs who claim a special relationship with Google or a "priority submit", and tells you to be wary of firms that email you out of the blue.
| Red flag | Why it matters | Source of the warning |
|---|---|---|
| Guaranteed first place or guaranteed traffic | No one controls Google's rankings | Google Search Central |
| "Special relationship" with Google or paid "priority" indexing | Google does not accept payment for inclusion or ranking | Google Search Central |
| Unsolicited email offering SEO | Common opening for low-quality or deceptive services | Google Search Central |
| Buying links or link packages | Link spam can make a site rank lower or disappear | Google spam policies |
| Secret methods they won't explain | Deceptive content made for you can get your site removed from Google's index | Google Search Central |
| Agency owns your Search Console, analytics or content | You lose your history if you leave | Contract terms |
| Long contract with no exit clause and no written deliverables | You pay for months with nothing to measure | Contract terms |
Google's spam policies define link spam as creating links mainly to manipulate rankings, and list buying or selling links, excessive link exchanges and automated link programs as examples. Sites that break these policies may rank lower or not appear at all. That is why a sudden pile of cheap links is a liability, not an asset.
Rising links do not protect you either. One site we took over had lost 21,000 keywords in 30 days while its link count kept going up. After the work, it ranked for 102,000 keywords, up from 54,900, and its top-three keywords grew from 777 to 4,300 (case study).
Contract terms to check before you sign
- Written scope: what gets done each month, in numbers (pages, fixes, content pieces).
- Reporting: which metrics, how often, and from which source.
- Ownership: all content, accounts and data belong to you.
- Exit: notice period, and a handover of access and work files.
- No ranking guarantees, and no clauses that pay the agency per "ranking" for keywords nobody searches.
06How much does an SEO agency cost?
SEO agency prices vary widely by country, scope and competition, and many agencies do not publish them. That makes like-for-like comparison hard, so always compare quotes against written deliverables, not against each other.
| What you are buying | How it is usually priced | What changes it |
|---|---|---|
| Ongoing SEO | Monthly retainer | Site size, number of markets and languages, competition, content volume |
| SEO audit | One-off fee, or free from some agencies | Site size and depth of the audit |
| One-off projects (migration, recovery) | Project fee | Number of URLs, how much is broken |
For reference, Win Market Agency charges USD 500 per month for SEO, and our SEO audit is free. For what a monthly SEO package should include and how to judge cheaper offers, see our guide to SEO services and pricing.
Two questions save money whatever the price. What exactly will you deliver this month? And what will you report, from which tool? If the answers are vague, the price is not the problem.
07Does an "SEO agency near me" matter?
An SEO agency near you is not better at SEO because of its address, but proximity can help if you are a local business. The work itself (technical fixes, content, links, reporting) is done online and can be done well from anywhere.
What affects your local rankings is your own location, not the agency's. Google's Business Profile help says local results are based on relevance, distance and prominence, where distance means how far your business is from the person searching. It also says there is no way to request or pay for a better local ranking.
| Situation | Does proximity help? | What to look for instead |
|---|---|---|
| Local business (clinic, restaurant, trades) | Somewhat | Experience with Google Business Profile, local pages and reviews in your area; knowledge of local search terms |
| Business serving one country | Rarely | Native-level writing in your language and dialect; experience with your market's competitors |
| Online store or B2B selling across countries | No | Multilingual and international SEO, hreflang, and time-zone overlap for meetings |
| Strict regulated industry | Sometimes | Knowledge of the advertising and content rules in your country |
So when you search "SEO agency near me", treat the results as a starting list. The agencies that appear there are good at local SEO for themselves, which is a useful signal if local SEO is what you need. For a deeper look at that, read our guide to local SEO services.
08A scoring sheet for comparing SEO agencies
Score each agency from 1 to 5 on every row, multiply by the weight, and add up. Use the same sheet for every candidate, including us.
| Criterion | Weight | What earns a 5 |
|---|---|---|
| Dated proof of results (Search Console, analytics) | 3 | 12-month charts with dates, from a business like yours |
| Clean link building | 3 | Explains how links are earned; no packages; natural domain spread |
| Written monthly scope and change log | 2 | Numbers per month and a shared log of every change |
| Reporting in clicks, leads and sales | 2 | Sample report with business metrics and next steps |
| Access and ownership | 2 | You own every account; agency has removable user access |
| Named team | 1 | Names and roles of the people doing the work |
| Honest expectations | 1 | No guarantees; a realistic timeline in months |
Maximum is 70. Below 40, walk away. Between 40 and 55, ask for a short first phase with written targets. Above 55, you have a shortlist.

?Frequently asked questions
What does an SEO agency do?
An SEO agency audits your website, fixes technical problems that stop Google from crawling or indexing it, plans and improves content around what your buyers search for, earns links from relevant sites, and reports each month on clicks, leads and sales from organic search.
Is it worth hiring an SEO company?
It is worth it when organic search can bring you customers and you lack the time or skills to do the work yourself. Google notes that small local businesses can do much of it themselves using its SEO Starter Guide. For larger sites, competitive markets or traffic recoveries, the specialist time an agency brings is harder to replace.
How much should I pay for professional SEO services?
Prices vary widely by country, scope and competition. Compare quotes on written monthly deliverables, not on price alone. Win Market Agency charges USD 500 per month for SEO, and the SEO audit is free.
How long does it take for an SEO agency to show results?
Google says some changes take effect in a few hours and others take several months. Expect early signals, such as more indexed pages and impressions, in the first months, and judge leads and sales over a longer period.
Should I choose an SEO agency near me?
Only if you are a local business and the agency has real local SEO experience. Your local rankings depend on your business's relevance, distance and prominence, not on where your agency sits. For national and international SEO, an agency's location makes little difference.
Can an SEO agency guarantee first place on Google?
No. Google states that no one can guarantee a number one ranking, and advises you to find someone else if an SEO promises it.
How do I know if my SEO company is doing a good job?
Check Search Console yourself every month: clicks, impressions and the pages that gained or lost. Ask for a change log of what they did, and compare it with the movement you see. Good work shows up as steady growth in the queries that matter to your business.
